Repairs Process

Our Repairs Process

Over the years we have refined the way we carry out our repairs to tenants.  The basis for this is set out in our legal agreement M.M.A. (modular management agreement) with Birmingham City Council Housing Department.

Generally, Holly Rise is responsible for the upkeep of the interior of each property (with a few exceptions).

We usually carry out a project each year, ensuring our properties are of a good standard, as well as maintaining the entrance hallways.  Over the years we have maintained the general standard of repair to each property, above that of the general housing stock.  Our repairs are generally carried out within a few days of being reported, and occasionally on the same day of reporting.  This is substantially better than that offered by the local housing authority.

The above process sets out who is responsible and for which part of the repairs system.  It puts some responsibility on the tenant as well for reporting a repair.  It also details the timescales involved. and finally, it shows the process from start to finish. Highlighting the importance of good governance and why we are consistently successful in managing our budget.

We employ our own plumber.  He has been coming and solving our plumbing issues. Utterly reliable.

We fulfil this part of our repairs and maintenance contract by employing a local electrical company who respond to our needs.  Who usually have a next available day callout.  We also rely on them for up to date advice.

As with any modern-day repairs, these can be varied within the housing sector.  Paul the director of our maintenance company has many years of diverse skills to offer us.  These are for all our general repairs, improvement projects and void refurbishments.

Although not strictly a repair, we do retain the services of a gardener, Peter.  He maintains the gardens and frontages to both blocks every month.
